Broker / owner Greg Berardi’s successful Real Estate career began almost 25 years ago, and he has personally trained each of his agents extensively. Our team is trained to handle more than just residential and commercial deals. We have extensive knowledge in property management, fix and flips, land subdivisions, new / rehab construction, expediting approvals with municipalities, as well as planning and execution of new development projects. We understand the significance of having the right broker representation, and the trust that it takes to successfully complete such an important transaction. Here at Berardi Realty, we utilize a vast number of personal resources in order to maximize your properties value before it hits the market. From cleaning, to landscaping, and everything in between – we have you covered. For sellers looking for pre-inspection, we have an agreement with an excellent and affordable local home inspector who can alert us of any major concerns prior to listing your home. We have an extensive list of qualified, licensed and insured local contractors who can offer their services for a fraction of what homeowners are usually expected to pay elsewhere. Berardi Realty stands behind our properties, and in some circumstances can off-set the initial cost of necessary improvements (to be refunded at closing).

Staging your home also plays a critical role, as even the smallest of details may make or break a sale. We will advise you on how to get your property “show ready,” and will ensure that its desirability is the greatest it can be before hitting the market. We will also strategize the best way to show off your properties most appealing features (example: what is the best way to access the home, should the shades be open or closed, etc.) The job of a realtor is to guide their clients along the most successful route, and the results of our efforts ensure that not a single dollar will needlessly be left on the table.

Photography is another key component to the sale of a home. Many times, we see ads for homes that don’t get the visibility they deserve because the photos are misleading, or of poor quality. Our in-house photographer will enhance your properties charm and personality with sophisticated photographs, drone shots and videos.


As soon as the listing is ready to go live, it’s time to spread the word. Our marketing plan is comprehensive, thorough and designed to drive traffic to your property. Promotion is key, and our team employs advertising strategies that translate into results. Below is a list of how we currently advertise and market our properties:

  • We are members of the MLS and HGAR databases, serving the following counties: Ulster, Dutchess, Greene, Columbia, Orange, Putnam, Westchester and Rockland.

  • Sunday Freeman 1/4 page print color ad, and online digital advertising (17,000 printed newspapers every Sunday, and online digital advertising 50,000 impressions per week).

Safety is our top priority, and we are committed to the promise that every showing will be accompanied by a realtor, whether it’s with the Listing Agent or the Buyer’s Agent. Additionally, we will require Covid-19 screening documents when applicable, which are to be filled out prior to every showing. Furthermore, in order to work with only qualified buyers, clients are asked to submit proof of funds or a pre-approval letter from a banking institution prior to scheduling a showing.

We are proud to be one of the few local brokerages that strives to provide sellers with Feedback after each and every showing, and feel that this is an essential part of the selling process. We use a program called Showing Time, which is filled out by the Buyer’s Agent after an appointment. You will have access to each questionnaire, so you will be able to read comments regarding pricing, the showing experience, overall interest, etc. This is an incredibly invaluable tool which allows us to predict the likeliness of an offer, and ensures that everything is on target with the listing. If the feedback suggests changes need to be made, we will address any and all concerns.


Commission rates are case by case and determined by category (residential, land, commercial).

We co-broker our listings fairly with any cooperating broker, and will be discussed on an individual basis.

Pricing a property is a strategic and methodical operation, and one that we do not take lightly. A number of factors go into pricing a home, including a fluctuating market, comparables, location, updates, etc. If a property is priced incorrectly even by a slight amount, it can have a detrimental effect on a potential sale. As experienced brokers, we know how to best price your property and will do the research it takes to determine its maximum value. We will showcase any unique attributes, and combine our findings along with professional photography and an appealing listing description to further enhance market value.
