Meet Tim Ayers

Tim moved to the Hudson Valley in 1988 to attend SUNY New Paltz. Alongside his studies, he explored every corner of the Gunks, quickly falling in love with the region. As the Lenape used to say, once you taste the waters of a north-flowing river, you’ll always return. While he never quite tasted the Wallkill River, he might have fallen in a few times—kayaking isn't his best sport.

Tim began his real estate career in 2004 at Flemming Realty in New Paltz, purchasing his first home in Gardiner with a view of the Skytop Tower and Millbrook Mountain. His next home, in Stone Ridge, is where he still lives today. Like many first-time buyers, he purchased the most challenging fixer-upper on the block (to put it mildly). Over the past 20 years, Tim has worked closely with local designers, contractors, and engineers to transform it into his dream home. Navigating home renovations can be overwhelming, but Tim has the expertise and trusted team to guide you through any project.

As a real estate investor, Tim has also acquired two rental properties and the 1852 one-room schoolhouse next door to his home, which he remodeled and now runs as an historic Airbnb for weekend travelers (schoolhousenumber11.com). Tim spent 18 Years living in New York City while enjoying weekends in the Hudson Valley. A seasoned professional in the advertising industry, he eventually became the CEO of a global production company. With his strong business acumen and keen eye for numbers, Tim is well-equipped to help you make the best decisions when it comes to real estate. While in the city, every Friday, Tim headed upstate to his home in Stone Ridge, where he’s at the fire pit by 8 p.m., surrounded by family and friends. He enjoys the ever-growing list of things to do, places to eat, and people to meet in the area. Having witnessed the region's growth over the years, Tim understands what makes the Hudson Valley so special to those who are just discovering it.
